The install is the easy part
Fitting a smart lock to a door is, mechanically, not that different from fitting any other lock — most smart locks are designed to retrofit onto a standard euro-cylinder or a standard door prep, and a competent installer can have the hardware on in well under an hour. That part isn't where Airbnb hosts run into trouble.
Where it actually goes wrong is everything after the lock is on the door: how guest access gets created, how it expires, and whether it's connected to your booking calendar at all.
What 'installed' should actually mean for a short-let
For a short-let property, a smart lock is only doing its job if it can:
- Generate a new access code (or app-based key) per booking, without you manually setting it each time
- Expire that code automatically at check-out, not on a schedule you have to remember to update
- Give you a log of when the door was actually opened, useful for disputes about early/late check-in
- Keep working if your WiFi drops for a day — a guest arriving to a lock that can't reach the internet is a real support call you don't want
A lock fitted without wiring up the cloud account, the booking integration, and the automation rules technically 'works' — it locks and unlocks — but it hasn't actually solved the problem of not wanting to hand over keys in person.
The realistic order of operations
1. Pick hardware suited to your door and your situation (see our lock brands guide if you're not sure where to start).
2. Get it physically fitted correctly — badly fitted smart locks are a common source of battery drain and false low-battery alerts.
3. Set up the manufacturer's cloud account properly, not with default settings.
4. Connect guest-code generation to your actual booking calendar, so codes aren't a manual chore.
5. Test it with a real booking before you rely on it for a real guest.
Step 1: work out what your door actually is
This is the step people skip, and it's the one that causes the most expensive mistakes. Before you buy anything, you need to know three things about the door.
The door material and mechanism. A uPVC or composite door almost always has a multipoint mechanism — a central latch plus hooks or bolts that engage up and down the frame when you lift the handle. A timber door might have a euro cylinder, a night latch, a mortice lock, or some combination. These need genuinely different smart locks, and a model designed for one will not work properly on the other.
The cylinder size. Euro cylinders come in a range of lengths, measured from the central screw hole outward on each side. Getting this wrong either leaves the cylinder protruding — which is a genuine security weakness, since a protruding cylinder can be snapped — or too short to operate. Measure it, don't estimate it.
The handing. Which side the hinges are on, and which way the door opens. Some smart handles are reversible, some are handed, and a handed unit fitted the wrong way round is an expensive paperweight.
Step 2: fitting it without creating problems later
A smart lock that's been forced onto a door it doesn't quite suit will still lock and unlock. It'll just do it while working harder than it should, which shows up weeks later as symptoms people misread as hardware faults.
The classic one is battery drain. If the motor has to fight a misaligned mechanism on every single operation, batteries that should last months last weeks. On a busy short-let where the door is worked fifteen times a day, that gets expensive and eventually strands a guest.
The other is intermittent failure to lock. The lock reports itself as locked because the motor completed its turn, but the multipoint hooks never fully engaged. Your property is standing there on the latch while your app says it's secure — and on a short-let you're not there to notice.
Both are fitting problems, not product problems, which is why they're so often blamed on the brand.
Step 3: the cloud account is not optional
Nearly every smart lock will pair to a phone over Bluetooth in about two minutes, and a lot of installations stop right there. Bluetooth-only means you have to be physically at the door to do anything — which for a short-let is close to useless.
The cloud account is what gives you remote code creation, expiry scheduling, and the access log. It's also where the gateway or bridge comes in on most systems: a small plug-in device that keeps the lock talking to the internet when your phone isn't nearby. If nobody fitted one, remote features simply don't work, whatever the box promised.
One thing worth insisting on: the account should be in your name, with you as the owner. If an installer sets it up under their own account and gives you limited access, you're dependent on them permanently — and if they disappear, so does control of your front door.
Step 4: connecting it to your bookings
This is the part that turns a smart lock into an actual solution. Done properly, a confirmed booking results in a code that works from check-in to check-out and then stops, without you doing anything.
How you get there depends on your setup. If you use a property management system, it may integrate with your lock platform directly. If you're on Airbnb alone, it's usually a matter of connecting through an automation layer that reads your reservations. Either way, the important detail is the timing rules — codes should activate at your actual check-in time, not midnight, and expire after check-out with enough margin that a guest leaving slightly late isn't locked out with their bags still inside.
Set up your cleaner and any regular maintenance access at the same time, on separate recurring schedules. They should never be sharing a guest code.
Step 5: test it like a guest, before a guest does
Make a test booking in your own system and then go to the property and use the code exactly as a guest would — from outside, on the actual door, at the actual time it should start working.
Then check the things that only fail at the edges. Does the code stop working after check-out? Does the access log show your entry? If you turn the router off, does the code still let you in? Does the low battery warning reach you, or is it sitting in an app you never open?
Ten minutes of this is worth considerably more than reading the manual, and it's the difference between finding a problem yourself and finding it via a one-star review about being locked out at midnight.
Doing it yourself versus getting it fitted
If you're comfortable measuring a cylinder, you have a straightforward timber or well-behaved uPVC door, and you're happy spending an evening in the app, this is a genuinely doable DIY job. Plenty of hosts do it and never have a problem.
It's worth getting someone in when the door is awkward — an old multipoint mechanism, a door that already sticks, anything where the existing lock is temperamental. Also when you have several properties, because the account structure and automation are worth getting right once rather than repeating four times. And when the property is already live and taking bookings, since the cost of getting it wrong is a guest standing outside.
The lock is hardware. The access system is the actual product.
